Illustration only, not an offer of finance. Most commercial lenders look for loan to value of 65–75% and income covering payments around 1.25 to 1.5 times, but criteria vary widely.
What commercial lenders look at
- Loan to value. Commonly up to 65–75%, lower for specialist or single-use property.
- Income cover. Whether the rent (for investment property) or the business's profits (for owner-occupied premises) cover the payments with room to spare.
- The property. Offices, retail, industrial units and mixed-use buildings are mainstream; pubs, hotels and care homes are specialist.
- The borrower. Trading history, accounts and the experience of the directors.
If a purchase has to complete quickly, or the property needs work before a term lender will accept it, bridging finance can be used first and refinanced onto a commercial mortgage later. Try the bridging loan calculator to compare.
