How the figures are worked out
- Retained interest. The lender holds back the interest for the whole term from the loan on day one, so there is nothing to pay monthly. The gross loan is larger than the cash you receive.
- Rolled-up interest. Interest is added to the balance each month and compounds, then everything is repaid at the end.
- Serviced interest. You pay the interest monthly, as with an interest-only mortgage, and repay the loan at the end.
- Arrangement fee is usually added to the loan. Exit fees are less common and often negotiable.
What changes the rate you're offered
Loan to value, the exit, the type of property, the scale of any works and your experience matter far more than small differences in headline rates. Our guide to bridging loan rates in 2026 explains what moves pricing, and the bridging finance page sets out typical terms.
