Limited company buy-to-let calculator

See roughly how much a lender may let a limited company borrow against a rental property, based on the rent, the lender's stress test and loan to value, plus the monthly payment.

The loan you'd like is above the estimated maximum. A larger deposit, a five-year fix or a lender with a lower stress test may help.

How lenders size a buy-to-let loan

Buy-to-let lenders cap the loan in two ways and use whichever is lower:

  • Rental cover. The annual rent must cover the annual interest by a set margin, usually 125% for limited companies, calculated at a stress-test rate rather than the rate you pay. That is the "maximum by rent" figure.
  • Loan to value. Most lenders lend up to 75% of value, some to 80% or 85% at higher rates.

Five-year fixes are often tested at the actual pay rate, which is why they can unlock more borrowing than a two-year deal. Our guide to limited company buy-to-let and the 2027 tax changes covers structure and the points lenders check, and the buy-to-let page sets out what we arrange.
